Smart Development Strategy
Balancing Growth with Community Character
Pointe-Claire faces the challenge of managing provincial development requirements while fiercely protecting its unique identity and cherished neighborhoods. My strategy will ensure growth is smart, sustainable, and respects the community's vision.
Understanding PMAD
The Plan métropolitain d'aménagement et de développement (PMAD) is a provincially mandated density plan guiding urban development across Greater Montreal. It serves as a framework for how municipalities like Pointe-Claire must plan for growth, particularly concerning housing, transportation, while planning for and protecting green spaces.
For Pointe-Claire, the PMAD means adhering to provincial obligations for increased housing density, especially around transit hubs like the Réseau express métropolitain (REM) and train stations. This involves setting specific density targets and integrating transit-oriented development (TOD) principles into our local urban planning. It also requires enhanced regional planning integration, ensuring that Pointe-Claire's development aligns with the broader metropolitan vision while preserving our unique community character and protecting residential areas. Our Local Approach
I propose four key strategies to address provincial requirements while prioritizing Pointe-Claire's future:
Strategic Implementation
Analyzing density targets to protect existing neighborhoods and ensure any new development integrates seamlessly with our community's fabric.
Community-First Planning
Ensuring resident input guides all development decisions through extensive consultation and transparent processes, making sure your voice is heard.
Infrastructure Investment
Proactively upgrading roads, water systems, and public services to not only support future growth but also enhance the quality of life for all residents.
Heritage Preservation
Maintaining Pointe-Claire's rich character, historic sites, and green spaces while strategically embracing necessary change that benefits our collective future.
Making Provincial Development Work Locally
Reconciling provincial development goals with community needs is paramount. My plan integrates PMAD requirements while transforming them into local benefits, ensuring that Pointe-Claire continues to thrive while meeting its obligations.
